For most homeowners in Jacksonville and Ponte Vedra areas, this means your driver’s license or state ID lists the home’s address, you live there most of the year, and you intend it to be your permanent residence.



What are the Required Documents Needed for Filing?

No matter which county you’re applying in, you will need to have these documents ready with your current address:

  • Florida Driver’s License or ID Card (Mandatory).

  • Vehicle Registration (Mandatory).

  • Voter Registration (or a formal Declaration of Domicile if you don't vote).

  • Social Security Numbers for all owners and spouses.

  • Permanent Resident Card (if you are not a U.S. citizen).

  • Trust Documents (if the property is held in a trust).


How Exactly Do I File for the Florida Homestead Exemption?

The process for filing is often complex and varies by county. I’ve broken down the exact steps for you based on which county you live in, so the process is simple.


Filing in Duval County (Jacksonville):


Step 1. Verify Ownership.

Your deed must be recorded in the PA's system. If you recently closed, wait about 30–60 days before applying online.


Step 2. Choose Your Method.

  • Online (Preferred): Go to homestead.coj.net. Note: The system times out after 60 minutes, so have your info ready.

  • Email: Scan your application and send documents to pacustserv@coj.net.

  • Mail/In-Person: Send to or visit: 231 E. Forsyth Street, Suite 260, Jacksonville, FL 32202


Step 3: Portability.

If you moved from another Florida home where you had a homestead, fill out the DR-501T Portability form simultaneously to transfer your "Save Our Homes" tax savings.


Step 4: Confirmation.

You will receive a receipt by mail or email within 45 days.


Filing in St. John’s County (St. Augustine/PVB):

The St. Johns County PA has a very modern online portal that offers near-instant feedback.


Step 1: Access the Portal.


Step 2: Set up an Account.

SJC uses a secure portal (JustAppraised) that allows you to track your application status and upload photos of your IDs directly.


Step 3: Fill & Upload.

Follow the guided steps. For 2026, the system specifically requests that you upload a copy of your Driver’s License to expedite the validation process.


Step 4: Portability.

If applicable, both spouses must complete the portability section together (online or in person).

What if I miss the March deadline?
