It can be tempting to think that the more you spend on renovations, the more your home will be worth when selling, but that's not necessarily the case.


A $100,000 renovation doesn’t automatically add $100,000 to your home's value. In fact, sometimes modest improvements can recoup a much larger percentage of their cost than some major luxury renovations.


For homeowners preparing to sell a luxury home, it’s more important to ask: Which upgrades are most likely to make a meaningful difference in what buyers are willing to pay?


That answer will depend on the specific property, neighborhood, existing condition, and expectations of today's buyers. However, in this article, we’ve compared national Cost vs. Value data, combined with what makes a property competitive in the Northeast Florida luxury market, to create a helpful chart to reference when making home upgrades.

Based on the latest available 2025 Cost vs. Value data for Jacksonville, the report below compares the typical cost of remodeling projects versus the estimated value those projects will add to resale value.

The numbers reveal something that may be surprising to luxury homeowners: the most expensive or glamorous upgrades aren’t necessarily the most profitable ones.


Something interesting to note is that nationally, 8 of the 10 highest-return projects in the 2025 Cost vs. Value Report were exterior projects. Garage door replacement, steel entry door replacement and manufactured stone veneer ranked first, second and third.


That doesn't mean you should replace a perfectly good garage door instead of renovating an outdated kitchen. But it does point to the idea that curb appeal may be a big factor to consider when making upgrades.


Exterior Upgrades That Add The Most Value to Your Luxury Home


  1. Garage Door Replacement

Estimated resale value: $10,472

Cost recouped: 194.7%


A garage door might not sound like a luxury upgrade, but the numbers make it one of the most compelling projects to consider when looking at resale value versus upgrade costs.


Because the garage is often one of the largest visual elements on the front of a home, an outdated or dented door can make the exterior feel older and negatively impact the property's first impression.


For a luxury property, replacing a dated door with something that complements the architecture and overall exterior can make more sense than choosing the most expensive option available.

Estimated resale value: $21,068

Cost recouped: 190.7%

Manufactured stone veneer is another standout upgrade, with Jacksonville homeowners estimated to recoup nearly twice the project's cost at resale.


Another example of the value of first impressions. Buyers don't experience a home in a spreadsheet. They pull into the driveway, walk toward the front door, and form an opinion before they’ve ever even seen the kitchen or primary suite. It’s very hard to change someone’s mind once they’ve already formed that first opinion.


If the exterior of a luxury home looks dated relative to its price point, improving that first impression may be a more strategic investment than updating an interior feature.

The steel entry door is another relatively inexpensive upgrade with an unusually strong reported return.


For a luxury home, this doesn't mean the goal should be to install a generic steel door. The entry should complement the architecture and overall aesthetic of the property. The broader lesson is that high-impact, visible improvements can sometimes outperform expensive renovations.


Kitchen Upgrades That Add the Most Value to Your Home

The kitchen remains one of the most important areas of a home, but the data suggests that homeowners should be careful about how far they take a renovation.


The national 2025 Cost vs. Value Report placed a minor midrange kitchen remodel fifth among all projects, with an average cost of $28,458 and an estimated resale value of $32,141, representing 112.9% of the investment recouped.


The Jacksonville data tells a different story for a larger midrange kitchen remodel: approximately $82,596 in cost versus $40,667 in estimated resale value, or 49.2% recouped. That distinction matters.


If your kitchen is dated but functional, in Jacksonville, a targeted update may make more financial sense than completely gutting it. New countertops, cabinet refinishing, updated hardware, lighting, backsplash, and carefully selected appliances can potentially bring a kitchen up to the standard buyers expect without dramatically changing its layout.


For a luxury home, the goal is often elevating the existing kitchen rather than creating the most expensive kitchen possible. Adding things like a luxurious sink or a modern backsplash may be enough to increase the value of the home significantly.


Bathroom Renovations That Add the Most Value: Quality Matters More Than Max Spend

Bathrooms present a similar situation to kitchens.


In Jacksonville, the 2025 data estimates that a midrange bathroom remodel costs approximately $24,594 and retains about $19,859 in resale value, or 80.7% of its cost.


An upscale bathroom remodel, however, costs approximately $78,266 and retains an estimated $33,890, or just 43.3%.


This difference shows that sometimes less is more.


If a bathroom has an outdated tub, worn flooring, old fixtures, and poor lighting, bringing it up to date can make the property considerably more competitive. But spending tens of thousands of additional dollars on highly customized finishes doesn't necessarily produce enough of an increase in resale value to make it worth the cost investment.


For a luxury property, that might mean investing in a beautiful rain shower rather than trying to create a bathroom that looks like a five-star hotel.

Backup Power Is an Especially Interesting Upgrade for Florida Buyers

A home generator isn't necessarily something homeowners think about as a resale upgrade in the majority of states, but that’s a different story in Florida.


The 2025 Cost vs. Value Report placed backup power generators among the nation's top 10 projects, and Zonda noted that regional differences are particularly pronounced for this category.


For a luxury property with modern appliances, technology, pools, security systems, and other electrical demands, backup power can also add to the overall home value.

It may not be the most visually exciting upgrade, but it can be a meaningful differentiator when buyers compare similar homes.


Outdoor Upgrades Are Valuable in Northeast Florida, But Not the Highest Returns

Pools, patios, decks, outdoor kitchens, screened spaces and landscaping can all be compelling features for Northeast Florida buyers. But outdoor improvements don't automatically produce an exact return.


For example, the Jacksonville Cost vs. Value data estimates a $23,705 composite deck addition would add approximately $17,661 in resale value, or 74.5% of the cost.


That can still be worthwhile, especially when an outdoor area is currently underutilized or doesn't match the quality of the rest of the property.


If you're considering an entirely new luxury outdoor project that costs tens of thousands of dollars, there isn't a reliable national percentage that shows exactly how much of that investment a Jacksonville luxury property will recover.


In those situations, the question becomes whether the improvement makes the property more competitive with the homes buyers are comparing it against. And if the market is currently showing that you may have trouble selling without making your home more competitive.


Is Replacing the Roof Worth It?

A new roof isn't necessarily a high-ROI project in the traditional sense, but it can be one of the most important improvements when the existing roof is approaching the end of its useful life.


Why?

A home with a questionable roof can create uncertainty and scare away interested buyers. If the roof is already in good condition, replacing it solely to sell may not make sense. If it is visibly aging or likely to become an issue during a transaction, it may be worth an upgrade.


New Windows Can Improve Resale Moderately

For a luxury property, however, replacing windows simply because they aren't brand new isn't necessarily the best use of capital. If the existing windows are performing well and don't detract from the property's appearance, there may be other areas where the money could make a greater difference.

As we mentioned throughout the article, the current numbers suggest starting with improvements that create a visible difference is the best place to start versus making an enormous investment.

For example, a homeowner with a $2 million property shouldn't automatically spend $100,000 just because the property is worth $2 million. The right investment depends on what the home needs to compete successfully in its specific market. Some of the biggest mistakes happen when homeowners confuse personal enjoyment with resale value.

A major primary suite addition is a good example. The Jacksonville Cost vs. Value data puts the average cost of a midrange primary suite addition at nearly $163,000, while the estimated resale value is approximately $59,789, or just 36.7% of the investment.

Similarly, the Jacksonville data shows an upscale bathroom remodel recovering only 43.3% of its cost, and a major midrange kitchen remodel recovering 49.2%.

That doesn't mean these projects are bad investments for homeowners who plan to stay. If you're going to enjoy a new primary suite for the next decade, the personal value could be enormous. But if you're planning to sell in six months, the financial decisions should be completely different.

The same principle applies to highly personalized finishes. A $30,000 custom feature may be beautiful, but if the buyer doesn't want it, you may not recover that investment.


Should You Renovate Your Luxury Home Before Selling?

Not necessarily.

Some luxury homes are already competitive as is. For you, it may be the best financial decision to make a few small, strategic improvements and sell. A larger renovation is normally only justified if the property is significantly behind its competition.

Exterior improvements tend to outperform large interior renovations when resale value is the objective.

For a luxury homeowner, that doesn't mean ignoring the kitchen or primary suite. It means looking at the entire property as a whole, reviewing competition, and asking where an investment can make the biggest difference relative to the home's current competition.


The Bottom Line

The most valuable upgrade isn't necessarily the most expensive one.


Homeowners should think carefully before investing money into a renovation solely because they believe it will increase their home's value.
